Job Description: Quantity Surveyor / Site Manager (Stockport SK1)

We are seeking a highly skilled and proactive individual to fulfil a dual Quantity Surveyor / Site Manager role on a significant commercial refurbishment project in Stockport SK1. This is an exceptional opportunity for a professional who can seamlessly blend commercial acumen with hands-on site leadership, ensuring projects are delivered on time, within budget, and to the highest quality standards.

Working with one of our premier construction clients in Greater Manchester, you will be the linchpin between the project's financial health and its physical execution. Staff Direct specialises in connecting top-tier talent like you with urgent, high-calibre projects. By registering with us for this role, you gain not just a job, but a strategic partnership with a leading temporary staffing agency that understands the local market dynamics of Stockport and the wider Northwest.

Key Responsibilities

  • Cost Management & Valuation: Prepare detailed cost plans, budgets, and forecasts. Conduct monthly valuations, cost-to-complete analyses, and prepare applications for payment. Manage subcontractor accounts, including payments and final accounts.
  • Site Leadership & Coordination: Oversee all day-to-day site operations, ensuring Health & Safety compliance (CDM 2015), quality control, and programme adherence. Lead and motivate site staff, subcontractors, and labour, including coordinating with electricians and other trades.
  • Procurement & Contract Administration: Assist with the procurement of materials and subcontract packages. Administer the main contract and subcontracts, ensuring all variations are captured, priced, and agreed upon in a timely manner.
  • Reporting & Communication: Produce concise weekly reports for senior management on progress, costs, risks, and safety. Liaise effectively with the client, design team, and internal stakeholders to resolve issues proactively.
  • Risk & Value Management: Identify potential commercial and operational risks early and propose mitigation strategies. Seek opportunities for value engineering without compromising design intent or quality.

What We're Looking For

  • 1
Proven Dual-Role Experience: A minimum of 5 years' combined experience in quantity surveying and site management within the UK construction sector, preferably on commercial or refurbishment projects valued from £500k to £5m.
  • 2
Relevant Qualifications: A degree in Quantity Surveying, Construction Management, or a related field. Professional membership (RICS, CIOB) is highly desirable. Must hold a valid SMSTS, CSCS Black/Gold Manager's Card, and First Aid certification.
  • 3
Technical & Software Proficiency: Expert knowledge of JCT and NEC contracts. Advanced skills in cost management software (e.g., Causeway, Candy) and Microsoft Excel. Ability to read and interpret construction drawings and specifications with precision.
  • 4
Leadership & Commercial Mindset: A decisive leader with excellent communication skills and the ability to manage conflicting priorities under pressure. A strong commercial awareness with a track record of delivering projects profitably.

If you have a background as a Payroll Administrator within construction, your understanding of labour costing and payments will be a distinct advantage. Similarly, experience managing teams of skilled operatives like electricians or supervising production operatives in a manufacturing context demonstrates the versatile leadership we value.

Inside the Stockport SK1 Project: Your Potential Worksite

To give you a clearer picture of the environment you'll be stepping into, this role is centred on a high-profile commercial refurbishment of a 1960s office block in the Stockport SK1 business district. The project aims to transform the building into a modern, Grade-A sustainable workspace, featuring a full internal strip-out, structural reinforcement, new MEP (Mechanical, Electrical, and Plumbing) installations, and a reclad of the façade.

Key Project Challenges & Your Role

  • Phased Occupancy: Sections of the building remain partially operational, requiring meticulous planning for decanting, noise/dust control, and minimal business disruption—a key test for your site management and client liaison skills.
  • Sustainability Targets: The project is targeting a BREEAM 'Excellent' rating. You will be involved in sourcing and validating sustainable materials, managing waste streams, and ensuring subcontractor compliance with environmental plans, directly tying cost control to green objectives.
  • Complex Services Coordination: The integration of new HVAC and electrical systems within an existing structure is a major coordination task. Your ability to sequence trades like electricians and ductwork installers will be critical to avoiding costly clashes and delays.

This is not just a maintenance job; it's a transformative project that will be a landmark in your CV. Successfully delivering such a complex refurbishment demonstrates a capacity for high-value management that is highly sought after by major contractors and developers across the Northwest.

Industry Trend: Why Combined QS/Site Manager Skills Are in High Demand

The construction industry's shift towards leaner project teams and integrated delivery models has created a surge in demand for professionals who bridge the commercial-site divide. This role is at the forefront of that trend.

The Commercial Advantage on Site

A Site Manager with strong QS skills can make real-time financial decisions. For example, when a variation arises, you can assess its cost impact immediately, negotiate with the subcontractor on the spot, and document it correctly for the client—closing the loop between action and account in hours, not weeks.

Conversely, a Quantity Surveyor with site management experience brings invaluable practical context to cost plans. You understand the sequence of works, the realistic duration of tasks, and the true cost of site logistics, leading to more accurate budgets and fewer surprises.

Career Trajectory Impact

Professionals who master this dual competency are uniquely positioned for rapid advancement. The natural progression often leads to roles such as:

  • Project Manager (overseeing full project delivery)
  • Commercial Manager (leading the financial strategy)
  • Contracts Director (managing client and supplier frameworks)

This role in Stockport is a strategic stepping stone, offering the perfect platform to demonstrate this integrated skill set to a reputable client.
