Inside the SO15 Project: Scope & Challenges
To fully understand the demands of this Site Manager / Site Foreman role, candidates benefit from a deeper insight into the specific project environment. This is not a standard new-build; it is a complex, multi-phase commercial refurbishment and extension of a Grade II listed building facade integrated with a modern steel and glass structure. The project value is circa £8.5m, with a tight 14-month programme that includes significant groundworks, underpinning, and meticulous restoration work.
Key Project Phases & Managerial Focus
Phase 1: Enabling & Heritage (Months 1-3)
Critical path: Site establishment, archaeological watch, and structural support.
Your initial focus will be on establishing absolute safety and logistical control within a constrained city-centre site. This involves coordinating with archaeological specialists, managing complex traffic management plans for deliveries, and overseeing the installation of temporary propping to the listed facade. Precision in planning here sets the tone for the entire project. A single delay in material sequencing can ripple through subsequent trades.

Phase 2: Superstructure & Envelope (Months 4-9)
Peak labour period: Steel frame, floors, and building envelope installation.
This phase will test your coordination skills to the maximum. You will be managing the interface between the steel erection team, concrete subcontractors, and the specialist cladding and glazing contractors. The Site Manager’s role becomes one of a conductor, ensuring the sequence of works is followed religiously to avoid clashes. For example, the glazing contractor cannot begin until the steel is fully signed off, and the floor slabs must be ready for follow-on trades like MEP first fix. Daily"look-ahead" meetings you chair will be crucial.
Phase 3: Fit-Out & Handover (Months 10-14)
Quality-focused phase: Internal finishes, MEP commissioning, and client snagging.
Transitioning from a structural site to a finishings environment requires a shift in management style. The focus intensifies on quality control, protection of installed materials, and managing a high density of specialist finishing trades (ceilings, flooring, joinery, etc.). You will be the central point for compiling and managing the snagging list, coordinating with the client’s team for inspections, and ensuring all O&M manuals and as-built drawings are being collated by the subcontractors. This phase defines the client’s final perception of the project’s success.
Case Study: Learning from a Similar Project
The Portsmouth Commercial Hub Project (2022-23)
Our client previously delivered a £7m office development in Portsmouth with a similar urban constraint profile. The successful Site Manager on that project, now a Project Manager, shared key strategies that ensured delivery two weeks ahead of schedule:
- Subcontractor Pre-Start Workshops: Held dedicated sessions with each major subcontractor before they mobilised to walk through their specific RAMS, interface points with other trades, and programme expectations. This reduced on-site disputes by an estimated 40%.
- Digital Daily Diary: Moved from paper-based reports to a cloud-based site management app. This allowed real-time photo updates of progress and issues, automatically distributed to relevant subcontractors and the client, dramatically speeding up query resolution.
- Incentivised Early Completion: For critical path packages, negotiated (with client support) small bonus incentives for early completion that did not compromise quality. This fostered a collaborative"team" mentality rather than an adversarial one.
The candidate for this SO15 role will be expected to bring and implement such proactive, modern management techniques.
Beyond the Role: Your Development Pathway
This position is a strategic career step. The client views this temp-to-perm arrangement as a pipeline for future senior leadership. Success in this role opens defined progression routes, supported by both the end-client and Staff Direct’s industry partnerships.
Short-Term Goals (First 12 Months)
- Successfully deliver the SO15 project to programme, budget, and zero RIDDOR incidents.
- Transition from temporary to permanent employee, securing company benefits and pension.
- Complete the client’s in-house ‘Leadership in Construction’ modules.
Long-Term Trajectory (2-5 Years)
- Take on larger, more complex projects (£15m+) as a Senior Site Manager.
- Move into a Project Management role, with responsibility for pre-construction and commercial outcomes.
- Potential to specialise in heritage, commercial, or sustainable construction streams.
Supported Training & Accreditation
Upon permanent placement, the client invests heavily in continuous professional development (CPD). This includes funded memberships to professional bodies like the Chartered Institute of Building (CIOB), access to courses on BIM (Building Information Modelling) Level 2, and training in advanced project management software such as Asta Powerproject. Staff Direct complements this by offering candidates exclusive access to short courses on topics like mental health first aid for site teams and advanced negotiation skills.
A Day in the Life: Site Manager, SO15
Site Open & Walkaround
Arrive before the team. Conduct a solitary safety inspection of the entire site, checking for any overnight issues, reviewing the day’s high-risk activities (e.g., crane lifts), and ensuring all access and welfare facilities are in order.
Toolbox Talk & Briefing
Lead the daily briefing for all operatives and subcontractor leads. Focus on the specific tasks for the day, highlight safety controls, weather considerations, and integrate any lessons learned from previous days.
Coordination & Problem-Solving
Walk the site with the services coordinator to resolve a clash between ductwork and structural steel identified the previous afternoon. Liaise with the design team via phone for a quick solution, minimising downtime.
Client Walkthrough & Quality Checks
Accompany the client’s representative and architect on a scheduled progress visit. Demonstrate completed work, discuss any proposed variations, and take notes on their feedback for the fit-out specifications.
Administration & Planning
Update the digital site diary, process delivery tickets and timesheets, and review the following day’s programme. Place orders for critical materials needed in 48 hours and prepare the agenda for the next subcontractor coordination meeting.
This role is dynamic and rarely the same two days in a row, requiring adaptability, decisive action, and constant communication.
